Being A Successful Realtor Takes Hard Work
Ever seen someone pop up as being famous and touted as having had a meteoric rise to the top? Usually, if you dig deeper, you find these folks have worked for a LONG time honing their talents and working to be noticed.
Have you ever watched a duck swim quickly across a pond? What's above water seems so chilled out and relaxed, but beneath the surface, there's a whole lotta energy being burned!!
I'm proud to announce that the Russ Phillips Team just sold another luxury property through our Sphere of Influence.
What does this mean? And what does it have to do with famous people and ducks and such?
It means that when the seller contacted me, we studied the market value and I made recommendations for "as-is" and also for what I'd want to price it at if some money was spent to update it. The sellers live out of town, so that would be something of a hassle.

Advice For Home Buyers
The weekend is a great opportunity to go house hunting a lot of people take the opportunity. Here are a few things NOT to do if you want to have a successful outing:
Don't lock yourself in time-wise for the day. What happens when you go see something you like, want to linger at a particular property, or maybe even make an offer right then? You're out of luck if you scheduled an early dinner with friends. House hunting requires time to accommodate the unexpected.
Don't go to houses that don't meet your criteria. Seriously, why waste the time? If you've planned out the parameters your new house needs to meet, don't take the time to just look at houses that seem interesting or appealing. Stay focused on your game plan.
Don't react too quickly. Though it can be hard to resist 'falling in love at first sight' sometimes, the most effective house searches are done with an even temperament. Once you're in love, it's too easy to overlook or dismiss shortcomings or cha. ...

Georgetown TX Communities Are On the Radar
Everybody who works in Georgetown real estate recognizes the attractions this area affords: great, distinctive houses at more affordable prices than Austin, easy access to historic Georgetown and its Square, great schools and beautiful natural landscapes. In fact, I'm so enthusiastic about Georgetown real estate that my Austin peers often call me a "Georgetown Evangelist"!

Young Professionals Attracted To Georgetown TX Homes For Sale
As everyone knows, over the last several years Austin has been a central focus of the national media. And for good reason! It’s the Live Music Capital of the World. It’s got the Alamo Drafthouse to watch movies at. It’s got 1.5 million bats coming out from under a bridge each night!
