If you are relocating to Texas, especially Central Texas, you have probably searched some version of:
Are there snakes everywhere in Texas
Do scorpions get inside houses
Are the bugs really that bad
And if you are coming from a place where even the ants are polite, looking at you, Minnesota, it is understandable that the idea of venomous wildlife feels intimidating.
This blog exists for one reason. To answer the question people are really asking:
What is it actually like living here?
The Biggest Myth About Texas Wildlife
Texas is not crawling with dangerous creatures everywhere, all the time.
Texas is massive. And your experience depends heavily on where you live, how your property is maintained, and what is happening around your home.
A well-established neighborhood with consistent ...

If you’ve recently come into money – maybe from selling a property, receiving a bonus, an inheritance, or even winning the lottery – you may be sitting on a financial opportunity most homeowners overlook. That extra cash can do more than just sit in your bank account or get eaten up by inflation. Used strategically, it can help you slash your monthly payments, cut years off your loan, and save hundreds of thousands in interest through recasting or refinancing your mortgage.
Let’s unpack what each of these options means, when to use them, and how much you could actually save.
What Is a Mortgage Recast?
A mortgage recast (sometimes called a loan re-amortization) allows you to apply a large lump-sum payment toward your existing m ...

Maybe you’ve asked yourself how you can start investing in real estate or what good real estate investment metrics actually look like. Well, let’s dip our toe into that conversation to get you started. Whether you’re dreaming about buying your first rental, exploring a fix-and-flip, or just curious about how seasoned investors decide whether a deal makes sense, understanding a few key numbers is the best place to begin.
In this post, we’re breaking down two of the most reliable formulas used by investors across Austin, Round Rock, Georgetown, and Travis and Williamson Counties - the 1% rule and the 70% rule. These formulas aren’t just for spreadsheets - they’re your early warning systems to tell you whether a deal deserves your attention or a polite “pass.”
1. The 1% Rule - For Rentals
The 1% rule is a quick litmus test for rental property viability.
It means your monthly rent should equal roughly 1% of your purcha ...

If you’ve ever walked Georgetown’s historic square after dark, you already know — there’s something about this town. The lights glow a little softer, the wind feels a little cooler, and the whispers of Texas history come alive in every limestone wall.
And with over a century of stories, Georgetown has earned its reputation as one of Central Texas’s most charming — and haunted — small towns.
Let’s separate the rumors from the real hauntings and sprinkle in a little realtor insight while we’re at it.
The Old Williamson County Jail (1889)
If any building has earned its ghostly street cred, it’s the Old Williamson County Jail on Main Street. Built in 1889, this stone fortress has seen everything — from outlaws and murderers to one very infamous inmate, Henry Lee Lucas, in the 1980s.
Today, locals and visitors alike say the air feels heavy around it at night. Some eve ...

Austin, TX - October 23, 2025
Tanya Kerr, top-producing real estate expert and founder of T. Kerr Property Group, was featured on Fox 7 Austin in a recent segment titled “Austin Is a Top Buyer’s Market.” The October 23 broadcast spotlighted the growing opportunities for buyers across Central Texas, as the Austin area transitions firmly into a buyer’s market.
According to Unlock MLS September 2025 data, active listings climbed 10% year-over-year to 13,665 homes, and the median sales price dipped 1.8% to $420,000. Homes are averaging 76 days on market with 5.7 months of inventory, all strong indicators that buyers now hold leverage in negotiations.
“Our market is definitely behaving like a buyer's market” said Tanya Kerr. “Buyers have tremendous opportunity right now - there’s inventory to choose from, room to negotiate, and the ability to secure repairs or concessions that simply weren’t possible in the past. I believe years f ...
