An All-Ages Community in Round Rock with Space, Style, and Staying Power

Traditions at Vizcaya is one of those neighborhoods that consistently checks the boxes for buyers who want space, strong construction, beautiful surroundings, and a location that makes daily life easy. Located in Round Rock, Texas, Traditions is the all-ages section of the larger Vizcaya master-planned community and has become a go-to choice for move-up buyers and those looking for long-term value.

If you are researching homes in Traditions at Vizcaya, chances are you care about lot size, home design, amenities, school options, and resale potential. This neighborhood delivers on all fronts.

Homes and Architecture at Traditions at Vizcaya

All homes in Traditions at Vizcaya are built by Taylor Morrison, which brings a consistent level of quality and design throughout the community. Homes generally range from approximately 2,000 to 4,500 square feet, offering flexibility for buyers who want more room to grow, work from home, or simply spread out.

Exterior styles are cohesive and timeless, featuring combinations of:

  • Stucco and stone

  • Brick veneer on select homes

Lot sizes vary, which is one of the neighborhood’s biggest draws. Buyers will find:

  • Larger 80-foot-wide lots in certain sections

  • More traditional 50-foot-wide lots in others

Some homes back to greenbelt areas, offering additional privacy and scenic views, while others are interior lots closer to amenities. The variety allows buyers to choose what matters most to them without sacrificing the overall look and feel of the community.

Amenities That Elevate Daily Life

Traditions at Vizcaya offers amenities that are thoughtfully designed and well maintained, making the neighborhood as functional as it is beautiful.

Community amenities include:

  • A large resort-style pool

  • A walk-in splash pad area

  • A pool chair lift for accessibility

  • An all-sports court

  • Sand volleyball court

  • Playground

  • Miles of walking and biking trails

  • Ponds with fountains throughout the neighborhood

The landscaping throughout Traditions reflects a strong commitment to Texas-native plants. While some original plantings were impacted by historic freezes, the neighborhood continues to feel lush and well planned, with mature greenery and water features adding to its appeal.

School Districts and Property Taxes

One unique aspect of Traditions at Vizcaya is that it spans two school districts, depending on where a home is located within the neighborhood.

  • Homes zoned to Round Rock ISD currently carry an approximate tax rate of 1.77 percent

  • Homes zoned to Georgetown ISD currently carry an approximate tax rate of 1.87 percent

These differences matter, especially for buyers who are payment-sensitive or planning long-term ownership. As always, tax rates can change annually and should be verified prior to purchase, but Traditions remains competitively positioned compared to many newer Central Texas communities.

Who Chooses Traditions at Vizcaya

Traditions attracts a wide range of buyers, with a strong concentration of move-up buyers. Many residents are purchasing their next home to gain more space, larger lots, or upgraded features. It is also common to see homeowners move within the neighborhood itself, transitioning from one home to another as their needs evolve.

The community is known for being welcoming and connected, with neighbors who care about the neighborhood and take pride in their homes. It is a place where people tend to stay, not just pass through.

Location Advantages That Matter

Traditions at Vizcaya is ideally situated for easy access throughout Round Rock, Georgetown, and the greater Austin area.

  • I-35 is just minutes away

  • AW Grimes Boulevard runs parallel, offering a convenient alternative route

  • Downtown Round Rock and Downtown Georgetown are both reachable in under 10 minutes

  • Toll Road 130 provides a direct route to Austin-Bergstrom International Airport in about 35 minutes

This central positioning allows residents to enjoy a peaceful neighborhood setting without sacrificing convenience.

What to Know About Future Development Near Traditions at Vizcaya

Along the University Boulevard frontage at the front of Vizcaya, there is currently undeveloped farmland. As Round Rock continues to grow, this area is planned for future commercial development.

After digging into this further, it has been shared that:

  • Development is expected to be commercial in nature

  • Buildings are not anticipated to exceed three stories

  • The vision is for neighborhood-compatible uses

As with all future development, plans can evolve over time, but understanding the long-term intent is important for buyers considering the area.

Another point worth noting is a parcel of land within Traditions that was originally designated for a future fire station. The City of Round Rock still owns this land, but due to safety considerations and optimal routing, the fire station was ultimately built elsewhere. The future use of that parcel is currently unknown, which is simply part of long-term city planning.

Why Local Expertise Makes a Difference in Traditions at Vizcaya

Traditions at Vizcaya is not just a neighborhood I sell in. I own a home in Vizcaya, and I am the top real estate sales agent and team in the neighborhood, with over 60 homes sold. That firsthand experience provides deep insight into floor plans, lot sections, resale trends, tax nuances, and what buyers consistently value here.

When buyers and sellers are making decisions involving hundreds of thousands of dollars, that level of neighborhood-specific knowledge matters.
